Investor Overview

We partner with accredited investors to fund small-scale multifamily opportunities—through both new development and strategic acquisitions—with clear, multiple exit paths.

Important: We do not solicit the public. Discussions are limited to pre-existing relationships within our network. Certain offerings may be conducted under Regulation D (e.g., Rule 506(b)) and are available only to eligible investors.

Debt Investments

  • LP provides project-level lending, secured by deed of trust or note
  • Fixed rate of return, repaid at refinance or sale
  • Ideal for shorter-term participation and predictable yields
  • Tax docs: 1099-INT to investor from project LLC

Equity Investments

  • LP invests as a member of the project LLC (customary LP/GP structure)
  • Participation in project cash flow, appreciation, and tax benefits
  • Ideal for long-term wealth building and passive income
  • Tax docs: Annual K-1 issued to each member
